This is because if defective genes are not regulated, they lead to eradication of species. However, human has managed to overcome this through the development of science. The Objective Of Green Building Concept Environmental Sciences Essay Buildings, as offices, are responsible for around forty percent of the expenses borne by the business in operations. It is estimated that by the year 2050, the residential and office buildings will consume thirty eight percent of the total global energy and will release three thousand eight hundred mega tonnes of carbon into the atmosphere. Green Building is a technique of constructing buildings using processes and materials which are environment friendly and energy efficient at the same time. Buildings require air, water, energy and space for its occupants. These are provided by systems in place like the ventilation system, the water supply system and the electricity supply system. The materials which are used in the construction of the building also produce environmental impact like carbon footprint, pollution through wastes and slurry, and the consumption of water and power. Buildings are one of the major sources of pollution that cause air pollution and are responsible for climate change. The objective of green building concept is to develop buildings which use the natural resources to the minimal at the time of construction as well as operation. Green buildings emphasize on the resource usage efficiency and also press upon the three Rs Reduce, Reuse and Recycle. The technique of green building maximizes the use of efficient construction materials and practices; boosts the use of natural sources and sinks in the buildings surroundings; minimizes the energy usage to run itself; uses highly proficient equipment for the indoor area; uses highly proficient methods for water and waste management. The indoor equipment includes lighting, air-conditioning and all other needed equipment. Green Building is a team effort and the designing and construction include consultants from architecture and landscaping, air conditioning, plumbing, energy and electrical areas. These consultants have to assess the impact of the each and every design on the environment, keeping in mind the cost involved. The final design needs to be feasible and should minimize the negative impacts that the building would have on the environment. Implementation of the green building concept can lead to a reduction of carbon emission by thirty five percent, water usage by forty percent, solid waste reduction by seventy percent and reduction in energy consumption by fifty percent. Green Building concept also emphasizes on the fact that an area with high biodiversity should be avoided as a site for the construction of a building. To ensure minimum negative impact on the environment by the construction and operation of a building, the factors which are to be kept in mind are to preserve the external environment to the building location; to improve the internal area for the residents of the building; and also preserve the areas which are not close to the building. Saving Energy Energy saving through green building concept occurs in two ways. First is reduction in the amount of energy that is consumed in lighting, air conditioning and other building operations. Second is the usage of energy sources which do not produce any greenhouse gases and are renewable in nature. Green Buildings emphasize more on natural lighting and concepts of temperature control and efficient design to further reduce the carbon footprint as well as reduce cost of operation. Saving water Green Buildings use various methods to reduce water usage, treat and reuse waste water and filter water from sourced from precipitation. The target is to be able to achieve zero water table negative impact from the green building. Reducing Waste Waste reduction is one of the most important issues that are to be dealt with. In the US alone, the waste from construction and demolition of buildings accounts for sixty percent of the total non-industrial waste. Green Building concept emphasizes on improving the design of the product, re-using and recycling materials. It results in tremendous waste reduction and also helps to reduce the environmental impact of the building. Improving Health and Productivity Hygiene and proper conditions inside the building also help in boosting human productivity. Hence various businesses concentrate on this aspect. Green Building concept provides for cleanliness and sound working conditions for employees and other inhabitants. Green Building concept in USA: Green building markets in the United States of America (USA), account for five to ten percent of the total building market. The largest organisation for green building in USA is the US Green Building Council (USGBC). It has over twelve thousand member organizations and is around a financial worth of over twelve billion dollars. Some of the rating systems that have been developed for green building concept are: Leadership in Energy and Environmental Design (LEED), Green Globes, Building Owners and Managers Association (BOMA), National Association of Home Builders (NAHB), International Codes Council and American National Standards Institute. In USA, the existing buildings are accounting for forty percent of total energy consumption, twelve percent of total water usage, sixty eight percent of electricity usage, thirty eight percent of carbon dioxide emission and sixty percent of non-industrial waste generation. Leadership in Energy and Environmental Design (LEED) Rating System: LEED rating system was developed in USA by the US Green Building Council in the year 1998. It provides a set of standards for environmentally sustainable construction of building using a market-based rating system. This rating system is being followed in the US and many other countries for the evaluation of sustainable building. LEED can be defined for new constructions, existing buildings, commercial buildings and schools. Buildings which have been recognized to be eligible for LEED are offices, retail establishments, institutional buildings and service establishments. LEED rating system provides a variety of benefits and cost savings. The benefits include reducing the operating costs, reducing resource utilizations in terms of water and electricity, reducing emissions of greenhouse gases. The other cost savings includes the tax rebates and zone allowances. LEED rating system provides four levels of rating to a building design: Certified 26-32 pts Silver 33-38 pts Gold 39-51 pts Platinum 52-69 pts The points are obtained by the building through the following design issues: Sustainable sites 14 pts Innovation and design 5 pts Energy and atmosphere 17 pts Indoor quality 15 pts Materials and resources 13 pts Water efficiency 5 pts Green Building concept in India In India, a number of agencies are involved in the Green Building concept execution and monitoring. The major agencies are Bureau of Energy Efficiency (BEE), Ministry of Environment and Forests (MoEF), Ministry of New and Renewable Energy, Indian Green Building Council (IGBC). The Energy and Resources Institute (TERI) was established in 1974 and is headquartered at New Delhi. TERI has developed a new rating system for Green Building assessment. This rating system is called Green Rating for Integrated Habitat Assessment (GRIHA). In India, both the LEED and the GRIHA rating systems are followed along with the Energy Conservation Building Code 2007 given by BEE. Green Rating for Integrated Habitat Assessment (GRIHA) rating system: GRIHA was developed by TERI and has been adopted by the ministry of new and renewable resources. It takes into account the variations in the climate, architectural practices followed and the practices for construction and also keeps the National Building Code 2005 as well as the Energy Conservation Building Code 2007. GRIHA has been specially created keeping in mind the non-air conditioned and the partially air conditioned buildings. GRIHA provides ratings for institutional, residential and commercial buildings. The emphasis is on the national concerns for environment, the weather and climate conditions, and providing solutions. According to the information collected, the following hypothesis is formulated: H: The benefits of Green Building approach are significantly greater than the costs incurred to go green Green Building concept and corporate sustainability: For corporations, green building concept comes with a bundle of benefits. The benefits include: Potentially higher capital value in the future for the building Risk of obsolescence decreases The demand from institutional investors increases Operating costs reduce for the building The attrition for the tenant decreases The maintenance cost reduces The need for refurbishment in the future decreases Green Building concept also helps in ensuring that the business stays insulated from any energy price increase in the future Cost and Benefits of Green Buildings: Figure : Source: Greening our built world: Costs, Benefits and Strategies The major barrier found towards Green Building concept, through research conducted, is the widespread perception amongst people that the upfront costs involved in the development of a green building are significantly higher than those of conventional buildings. In a survey, by the World Business Council for Sustainable Development in the year 2007, it was found that the people perceived the green buildings initial setup costs to be higher than the conventional buildings by 17 percent. This perception of the people was found to be wrong. 170 buildings were analysed in the research in Greening our built world. The analysis revealed that the green buildings cost, on an average, less than 2 percent more than the conventional buildings, also providing a large range of additional benefits. The same survey, by the World Business Council for Sustainable Development, also found that the people perceive buildings to produce around 20 percent of the CO2 emission. This perception is also wrong since buildings produce around 40 percent of the world CO2 emissions. The architects and the developers interviewed from these 170 buildings gave information on the premium, in terms of cost of turning green. The following figure illustrates the cost premium that is incurred, in green building development according to the levels of certification by LEED rating system. It shows that more than 80 out of the 170 buildings analysed have incurred less than 2 percent premium in going green. It provides a comparison of the additional costs incurred by going green in schools and offices, and the simultaneous benefits received. The graph clearly suggests that the benefits far outweigh the costs incurred. This perception is also proved wrong by the application of green building concepts to some of the Indian like the Gulbarga and the Hyderabad Institute of Technology and Management. The third misleading perception about green buildings that people have is that green buildings typically take more time to be developed than a conventional building. This perception is also not true. (Urban Sustainability and Green Buildings for the 21st Century, 2009) Hunzinger Construction University Case: Hunzinger Construction University achieved Platinum level LEED certification in Green Building concept. It has been able to achieve savings in water, energy and increased usage of green materials. Water efficiency has been achieved through various measures like dual flush water closet, waterless urinals and efficient lavatory faucets. These methods have led to a saving of 7700 gallons of water per annum. Energy efficiency was achieved using intelligent lighting systems which could control light intensity and power usage, and work with the day light intensity control. Automatic shut-off systems were also used. Using these techniques, HCU has achieved more than 34 percent reduction in power density, significantly more than the specifications of ANSI. HCU has opted for green power generation like solar panels and wind power, to minimise its power requirements from conventional power sources. The construction material used in the HCU comprised of more than 57 percent of salvaged recycled materials. These practices have led to a decreased operation cost as well as reduced impact on environment. The case has been published in Journal of Green Building, 2008. Woods Hole Research Centre Case: Woods Hole Research Centre (WHRC) is an independent, non-for-profit, NGO with core focus on environmental studies, education and creation of new and innovative policies. The research facility spans 19,300 sq. feet and has been designed with the target of achieving zero net-energy building status. It has been fitted with a solar photovoltaic system on the roof and a wind turbine for electricity generation. The design of building provides natural lighting to reduce energy consumption and also provides for insulation materials which are CFC-free. The HVAC system installed in the complex provides for an energy efficient heating, cooling and ventilation. The target of the photovoltaic system is to provide for 33 percent of the energy requirements of the complex while the rest is provided by the wind powered turbine system. The facility requires a total of 90964 kiloWatt-hour electrical energy, out of which 60720 kiloWatt-hour was provided by utility grid and the remaining 30244 kiloWatt-h our was provided by the Photovoltaic System. The case is an extract from the Journal of Green Building, 2008. The following figure compares the energy intensity of the Woods Hole Research Centres other facilities, average of US offices and the newly constructed WHRC facility. It forms a great example of the operational and setup benefits of green building concept with the right choice of strategies. The building has been constructed with a budget of 85 dollars per sq. feet. The energy efficiency of the building far surpasses the Washington State Energy Code standards and the water consumption in the building is less by 30 percent than a conventional building. The construction waste has been diverted to prevent 589 tonnes of landfills. This procedure of waste diversion has also resulted in a saving of 14582 dollars. University of Sunshine Coast Chancellery Case: University of Sunshine Coast is located in Queensland, Australia. One of the parts of the university called the Chancellery has been designed on green building standards. The total fossil fuel based energy consumption of the building is around 133 kiloWatt-hour per sq. metre which is less than the 152 kiloWatt-hour per sq. metre. The building uses a combined mode of ventilation system which provides natural ventilation as well as fully air conditioned area without any natural ventilation. This helps in reducing the CO2 emissions from the building. The lighting system used in the building also uses natural light and light intensity control systems to provide better energy efficiency to the building. One Indiabulls Centre in Lower parel, Mumbai is a fine case of green building initiatives that have been undertaken in India. The material usage in the centre have been through use of fly ash in concrete, recycled metal content in steel used, low VOC content paints, efficient HVAC systems. The centre also includes a sewage treatment plant, solar panels for heating water, water harvesting system as well as a roof top garden. What Joe Darby Did Essay -- Morality, Ethics
Which is more unethical, a soldier who has been under the stress of war and not fully trained for the job abusing enemy prisoners, another soldier who after seeing pictures of horrible prisoner abuse and becomes a whistle-blower or the Secretary of Defense leaking the name of a whistle-blower? That is the question I will look at in this paper. Being a part of a team or group is very important to most people, acceptance and friendship is something we all long for. So when reserve soldier Joe Darby saw some pictures of abuse at Abu Ghraib prison in Iraq he was taken aback. After a lot of soul searching he knew what he must do. This decision would change many lives forever. Nonetheless I feel the real ethical issue in this story is not what Joe or his fellow soldiers did in 2004 but what Secretary of Defense Donald Rumsfeld did. When Joe Darby first saw the images on those photos of Iraqi prisoners being tortured and abused by not just his fellow soldiers but by people he had known since high school he was torn between two choices. Those choices for Joe were, should he do or say nothing to protect his friends or should he do what was ethically correct. He chose the latter; ââ¬Å"I knew that some people wouldn't agree with what I did... They view it as - I put American soldiers in prison over Iraqis (Joe Darby, 2004)â⬠The photos showed Iraqi prisoners naked and posed in sexually suggestive ways. Some of the Iraqis in the photos were dead. Joe knew what was happening in these photos were wrong but because of the fear of repercussions it took him three weeks to turn them over and only after he was promised anonymity. He felt that was the end of it and he could go on doing his job. When the accused soldiers were removed he st... ... moral and ethics to bring it to his superiors they were dealt with and punished appropriately. That should have been the end of the story, however when Donald Rumsfeld spoke the name Joe Darby in his statement he erased all the hard work many public sector administrators have done for decades to put ethics into government. It is totally astonishing that a man of his experience and knowledge would betray a whistle-blower the way he did. This writer hopes that this will be a lesson for anyone in the public life as to what not to do and may we learn from Joe Darby that loyalty above all but honor is the best way to make ethical decisions. Prioress Tale and Christian Anti-Semitic In the story ââ¬Å"Prioress Taleâ⬠by Geoffrey Chaucer had some ways where it was anti- semitic. The Catholic Church had a hatred of Jews. Jews did not believe Jesus was their savior. Christians hated and blamed Jews for the death of Jesus calling them Satan's agents. ââ¬Å"The boy is ââ¬Å"littleâ⬠, ââ¬Å"youngâ⬠, ââ¬Å"tenderâ⬠etc. The Villains are ââ¬Å"cursedâ⬠, ââ¬Å"a wasp's nest of satanâ⬠who ââ¬Å"conspireâ⬠to murder the little boy' (3).The school where the young boy had gone to was described as a good kid taught young children how o pray and praise Mary the mother of Jesus. ââ¬Å"O mother maid, O maiden mother free! The Jews were killed as a penalty for the death of a young boy with no proof that they were the ones involved in this crime. ââ¬Å"The Prio ress Taleâ⬠and ââ¬Å"Christian anti-Semitismâ⬠both show how far a person will go to torment others to invent to be an activist of god.Christians had set up heir own policy in the name of god but there was no similarity to Jesus because Jesus represents of love and forgiveness. During the middle ages the tale reflects anti-Semitic in different ways. The Christians had blamed the Jews responsible for Jesus death. The church had discussions about how the Christians should not affiliate themselves with any Jewish people. Jews were not allowed to do a lot of things such as were not allowed to buy any property from the Christians. Jews were accused of a lot of things but they wasn't even involved with.For this reason Jews were burnt alive. One of the reasons Jews were blamed for doing malicious things because they planned for the death of Christ. Another reason why they were blamed for doing malicious things was when Jews had claimed the blood of Jesus for them and their chil dren. The medieval anti- Semitism had trust in the Jewish faith that they were in lower place to Christianity and they had an alliance with Satan. Jews were also cursed and would remain curse even if they had converted themselves to Christianity.

Reverse Innovation Reverse Innovation, the term coined by two Dartmouth University Professors Vijay Govindarajan and Chris Trimble refers to any innovation that is first introduced in the Developing countries with an intention to later launch it in the western or developed markets. Reverse Innovation is also popularly known as Trickle-up Innovation. It is so called because generally, all innovations have first been made in developed countries and then bought to developing economies.So far companies have been starting their globalization efforts by removing expensive features from their established product, and attempt to sell these de-featured products in the developing world. This approach, unfortunately, is not very competitive, and targets only the most affluent segments of society in these developing countries. Reverse innovation, on the other hand, leads to products which are created locally in developing countries, tested in local markets, and, if successful, then upgraded for sale and delivery in the developed world.The Evolution of Reverse Innovation: A Historical Perspective The globalization journey of American multinationals has followed an evolutionary process which can be seen in distinct phases. Phase 1 ââ¬â Globalization ââ¬âMultinationals built unprecedented economies of scale by selling products and services to markets all around the world. Innovation happened at home, and then the new offerings were distributed everywhere. Phase 2 ââ¬â Glocalization ââ¬â In this phase, multinationals recognized that while Phases 1 had minimized costs, they werenââ¬â¢t as competitive in local markets as they needed to be.Therefore, they focused on winning market share by adapting global offerings to meet local needs. Innovation still originated with home-country needs, but products and services were later modified to win in each market. To meet the budgets of customers in poor countries, they sometimes de-featured existing products. Phase 3 à ¢â¬âLocal Innovation ââ¬â In this phase, the first half of the reverse innovation process, multinationals are focusing on developing products ââ¬Å"in-country, for country. â⬠They are taking a ââ¬Å"market-backâ⬠perspective.That is, they are starting with a zero-based assessment of customerââ¬â¢s needs, rather than assuming that they will only make alterations to the products they already have. As teams develop products for the local market, the company enables them to remain connected to, and to benefit from, global resource base. Phase 4 ââ¬â Reverse Innovation ââ¬â If Phase 3 is ââ¬Å"in country, for country,â⬠Phase 4 is ââ¬Å"in country, for the world. â⬠Multinationals complete the reverse innovation process by taking the innovations originally chartered for poor countries, adapting them, and scaling them up for worldwide use.Of course this is a simplified view of the world, but in essence it holds true. Now, more than ever, success in developing countries is a prerequisite for continued vitality in developed ones. Why Reverse Innovation is so important Developing countries like India, today, with their increasing disposable incomes, and the largest and ever surging middle class with higher than before spending capacitates, is now a very lucrative and potent target market for many global companies to venture into and capitalise on or to establish a stronger hold.Though the middle class in India today can afford to spend an extra buck for their added necessities and interests, they still find the products developed in the western economies out of reach, highly priced or unaffordable. Clearly, the products developed in the western or developed economies for their average income families would find very less consumers in countries like India despite having the worldââ¬â¢s largest middle class population, simply because Indian Consumersââ¬â¢ price to features requirements of products do not match with that of the products developed in western markets for their average income families.Simply de-featuring the product and introducing the less featuristically loaded product model in the emerging markets would not attract them any more either. FIVE SUBSTANTIAL NEEDS GAPS In fact, the needs and opportunities in the developing world are so different from those in the rich world that the very first requirements for reverse innovation success are humility and curiosity. You must let go of what youââ¬â¢ve learned, what youââ¬â¢ve seen, and what has brought you the greatest successes. In fact, it is best to assume that you have just landed on Mars.Yes, buyers in the developing world have less money ââ¬â but that is only the obvious beginning. The differences run much deeper. In fact, there are at least five enormous gaps that separate needs in the rich world from those in the developing world: the performance gap, the infrastructure gap, the sustainability gap, the regulatory gap, and th e preferences gap. Performance Gap Simply put, with fewer dollars in hand, buyers in the developing world are willing to accept lower performance. This sounds simple enough, but it is not as straightforward as it at first appears.Consider a typical ââ¬Å"good-better-bestâ⬠rich-world product line. When global corporations headquartered in the rich world export to the developing world, the tendency is to focus just on the ââ¬Å"goodâ⬠offering, or perhaps even to water down the ââ¬Å"goodâ⬠offering a little bit further, from ââ¬Å"goodâ⬠to ââ¬Å"fair,â⬠to achieve the lowest possible price point. This seems sensible enough on the surface. The problem is that a modest price cut ââ¬â say, 10 percent ââ¬â is not nearly enough to make a difference to mainstream customers in the developing world, who may have only one-tenth the income of buyers in the rich world.Such low incomes, however, do not mean that developing world customers do not need innov ative products. Indeed, what they need is radically reinvented designs that deliver at least decent performance at an ultra-low price. This does not mean, however, that developing nations can only gradually catch up. Precisely because they are building from scratch, they can invest in the most modern technologies. Meanwhile, the rich world will only invest as existing infrastructure reaches replacement age, and, even then, will be constrained by the necessity to make any new systems compatible with what already exists. As a result, d eveloping nations are hot, new construction markets, while rich nations are tepid maintain, repair, and replace markets.The infrastructure gap, however, affects much more than infrastructure products and services. It affects any offering that relies on infrastructure ââ¬â anything that plugs in, connects to a network, or moves from place to place, and more. Rich world offerings are designed with the implicit assumption that they will be consumed by those with access to rich-world infrastructure. Sustainability Gap Worldwide, as the economy grows, the conflicts between economic vitality and environmental sustainability are likely to become more severe.That said, the pressures will not rise uniformly. In many cases, the intensity of sustainability issues are highest in the developing world. Winning in emerging markets requires recognition of these differences. In certain cities in China, for example, air pollution problems are extreme. As such, it is hardly a surprise that China is poised to take the lead in electric cars. Regulatory Gap When regulations function appropriately, they eliminate business behavior that is at odds with societal good.They keep consumers safe and markets fair. That said, when regulations become too complex, captured by vested interests, or technologically out-of-date, they can become needless barriers to innovation. Regulatory systems in the rich world are the result of decades of development while those in the developing world may be incomplete. Whether this is good or bad from a societal perspective is well beyond the scope of this paper, but the difference can make the developing world a more favourable environment for innovation in certain cases.Products and services designed around rich world regulations may become needlessly complex or expensive for developing world markets. Preferences Gap The worldââ¬â¢s great diversity of tastes, preferences, rituals, and habits adds spice to international travel. It also sometimes makes it nearly impossible to achieve full potential in the emerging economies through a simple strategy of exporting existing offerings. PepsiCo, for example, is developing new snack foods, starting with a new base ingredient. Corn is not nearly so ubiquitous in India as lentils, so Pepsi is commercializing lentil-based chips.Because of these five of enorm ous needs gaps, the commonplace strategy of trying to win in the emerging economies by making light adaptations of successful rich world offerings is inadequate. Reverse innovation is the antidote, and reverse innovation is clean-slate innovation. It starts with reassessing customer needs from scratch. As more and more Multinationals adopt and opt to produce and/or invent new products in India for local as well as western markets, the Indian econom y would witness an increase in FDIs and also the Indigenous Multinationals would instinctively raise their investments to build advanced R;D facilities that would inspire cutting edge innovation and engineering.It also means the engineers would experience higher employment opportunities, and the consumer market would profit from better products developed to cater to their needs at reasonable prices. Besides OEMs, Reverse Innovation would also lead to the overall development of the entire eco-system comprising of Tier I and II suppliers, technology vendors, educational institutions which support, fortify and facilitate this unprecedented growth through concurrent engineering, providing smart and agile engineering and production solutions to complex challenges, and development of resources.Reverse innovation is bringing the countries and global markets further closer by fading the global borders to make ââ¬Å"one world, one marketâ⬠phenomenon a more reality.
